I am by no means an expert but I would avoid using steel wool. Little bits can get left behind and if you cover the wood with something water based, you'll have rust stains.

I can't imagine a house without a/c! (I'm in TX) One advantage of the newer units (we just replaced ours with a 2-stage compressor and 18 seer rating) is that it really reduces the humidity levels. I'm sorry, I just can't get on board with a ceiling fan in a place like yours. Since you're asking, I'...

Personally, I'd have the beams be the same color all the way--and if you have a nice stain, I'd leave it is that. Do you have a picture of what it looks like from the inside of your house looking out? And I would not want the color of the house to be the same. I'd want the soffits to be the same col...

One thing to keep in mind though with the above program--the colors on the screen will definitely not be the same as the actual paint. So I just went with what looked good on the screen and picked out a similar color in real life.

I would vote that you paint the window trim the same color as the house.

Have you tried this? It really helped me. http://www.sherwin-williams.com/homeown ... isualizer/

I've noticed two things walking around different neighborhoods in Dallas lately--the yards are either really sad looking and a mess or they have been redone with native/well-adapted plantings and way less yard than typical. I like the fact that you mentioned Japanese style. You can't really tell but the house has a definite Asian feel the original patio lights are Asian style. I am considering something along these lines but a hybrid mix of the two. You're in luck then because many Japanese plants do very well in our ...

I definitely recommend trying it yourself, especially since you don't seem to want major work done. You will save so much money. We had a professional landscape architect do ours but we only got through phase one. I can't recommend him though because we aren't exactly happy with some things he did. ...

How do you guys get leaves off the rocks? I've tried leave blowers/vacuums and that either blows/vacuums the rocks as well or doesn't move either. Raking doesn't really seem to work that well either.

Actually, the place was a disaster before they got it. Trashed, stinky, kitchen was half gone, some of the windows were replaced with dry wall, etc. I looked at it when it was originally listed and our agent and my husband and I were shocked at how nasty it was. We could only stay inside for a short...
